Brisbane’s suburbs are quickly growing as property hotspots, so investing in one of these areas could be a very smart move.
And the time to do it is now. The Housing Industry of Australia reckons the greater Brisbane area is set to see one of the highest growth rates of the nation, with its population reaching more than three million residents by 2021. If its predictions are correct, Brisbane will push ahead of Melbourne as the country’s second city.
So if you’re about to invest in Brisbane which suburbs are the safest bets?
Latest reports single out neighbourhoods both close to the CBD and further afield as promising locations for investment. So whatever your requirements there should be a location to suit you.
Property consulting firm Urbis has drawn up a shortlist of eight housing hotspots around Brisbane by assessing population, infrastructure and employment opportunities to predict the best long-term property investment opportunities.
South Brisbane came out as the “trendy” hotspot and, across the other side of the CBD, New Farm was picked as an “old favourite” with investors.
Bowen Hills was identified as an “emerging” hotspot, set to grow. Other hotspots were Coorparoo, Dutton Park and Lutwyche.
Malcolm Aikman, Urbis director of property economics, believes 2012 is one of the most opportunistic years of the past decade to invest in Brisbane. With prices rocketing across the board, the city is now one of the most affordable capital cities on the east coast.
“When things are really tough, that’s where the investment opportunities are,” Aikman says.
If you’re willing to look slightly further away from the CBD, PRDnationwide Research director Aaron Maskrey has tipped Logan as an area ripe for growth.
“We expect Logan to be a hotbed of activity during the next decade as it is primarily positioned close to Brisbane and the Gold Coast, offering the beach lifestyle on weekends,” Maskrey says.
Maskrey also singled out as hotspots Toowong, Indooroopilly and Brisbane’s Middle North Precinct suburbs of Lutwyche, Albion, Gordon Park, Stafford, Wooloowin and Windsor.
