"What about me?" some of you might be asking, in the words of that 80’s Aussie classic. "I’m not building in a housing estate, my block’s not flat and I’m having trouble finding a cost-effective solution to fit my site."

Remember when the standard was a quarter - acre block? Well those days are never going to come again. Increasingly Queensland developers are developing fabulous public amenities and smaller private spaces.

The rise of the small lot might be good for sustainability and affordability, but not all builders have embraced it with a product range that’s designed to suit. Most other builders have floorplans that are just a little too wide, or worse, take up the whole lot with the house.

So where’s the yard supposed to go?

The key is to maximise your living space inside without sacrificing the living space outside. That’s not as easy as it sounds either – it takes a different kind of design approach to make internal spaces work hard so there’s absolutely no wasted space.

Indigo aspects

Ever noticed how expensive builders say it is building on a slope? That’s because lots of builders don’t really want to do it. Their whole system is set up for slabs on flat ground. It’s part of what makes project builders so cost-effective.

However, we’ve had an eye on the future. We know that a number of Queensland developers have lots of sloping sites in their land banks. And because we like to be proactive, we decided to design a cost-effective way to deal with building on slopes.

We’ll give you a preliminary price within seven days if you:

• provide a soil test that’s less than six months old
• provide a contour survey or disclosure plan
• tell us if any covenants apply, and if so, provide the details.

One of our new homes sales consultants will work with you to select the houses that suit those characteristics, and as well as options for your outdoor living area. For example, you might like a flat outdoor area, pool or something else incorporated that will have an impact on siting the home on your lot.

In order to give you a fixed price contract, we need to order a contour survey and soil report. With that, we can give you a fixed price within seven days from receiving the report.

Then you can relax until it’s time to move in, just 22 weeks later.*

Indigo Acreage

You might think that when space isn’t an issue because a block of land is so big, building would be easy. However, building on acreage is far more complex than you think.

For example, we need to obtain a site and soil evaluation report, think about access to power and design the appropriate home sewerage treatment plant (HSTP).

Years ago we designed the Sierra. It’s definitely tried and tested. It has won a number of awards including the QMBA President’s Award in 2006, and while we’re proactive in a lot of areas, frankly, we’ve never seen a good reason to change the Sierra. You can view the Sierra here.
